Office Drapery: How Often Should Commercial Curtains Be Cleaned?

In a home, dirty curtains are a private matter. In a workplace they are visible to every client, candidate and inspector who walks through the door, and in some sectors they are part of a documented hygiene regime. Commercial drapery therefore works to a shorter and far more structured schedule than anything domestic — and the right interval depends much more on the type of premises than on the fabric itself.

Why Commercial Fabric Soils Faster

The volume of people is the main driver. Dozens or hundreds of occupants shed skin, fibre and hair every day, and every entry door movement pulls street air deep into the building. Commercial ventilation systems move that air continuously past window treatments, effectively using them as secondary filters. Add carpet dust disturbed by constant foot traffic, printer toner particulate and, in some sites, industrial or kitchen exhaust, and a workplace curtain loads up several times faster than the same panel would at home.

General Offices: Six to Twelve Months

A standard office with drapery in meeting rooms, boardrooms and executive suites is usually well served by a clean every six to twelve months. Client-facing spaces sit at the shorter end, back-of-house at the longer. Boardroom drapery in particular deserves attention, because it sits in the room where the most consequential impressions are formed and it is often the largest soft furnishing in view.

Healthcare and Medical: Three to Six Months

Clinics, consulting rooms, dental practices and aged care sit at the demanding end. Fabric in patient areas is a recognised reservoir for microorganisms, and cleaning is usually a documented part of infection control rather than a housekeeping preference. Quarterly is the common baseline for consulting and treatment areas, with immediate attention after any contamination event, and records kept for accreditation purposes.

Hotels and Hospitality: Quarterly, With Rolling Coverage

Guest rooms turn over constantly, and curtains absorb everything a guest brings with them. Smoke, perfume, food odours and general dust build quickly, and guests notice fabric that smells stale far more readily than fabric that looks slightly dull. Most properties run a rolling program — a floor or a block of rooms at a time — so cleaning never takes significant inventory out of service, and restaurant and function areas are handled on a tighter cycle because of cooking vapour.

Education, Retail and Public Buildings

Schools and childcare centres combine high occupancy with a young population that is more susceptible to dust and allergens, so twice a year at minimum is sensible, ideally scheduled into term breaks. Retail is driven by appearance and by the street: a shopfront curtain on a busy road picks up traffic film quickly, and quarterly is common. Public buildings and community facilities generally settle on six-monthly, weighted towards spaces used for events.

Air Quality, Sick Building Syndrome and Duty of Care

Poor indoor air quality shows up as headaches, fatigue, irritated eyes and a general lift in sick days, and soft furnishings holding years of accumulated particulate contribute directly to it. Employers carry a duty of care for the working environment, and window treatments are one of the few large soft surfaces in an otherwise hard-finished office. Regular commercial curtain cleaning is a modest line item against the cost of persistent absenteeism or a complaint that escalates.

Fire Retardancy and Compliance

Commercial drapery is frequently required to meet flammability standards, and that treatment is not permanent. Some retardant finishes are stripped by aggressive cleaning chemistry, so certified fabric must be cleaned by a method that preserves the treatment — or be re-treated afterwards, with documentation retained. This is a genuine compliance trap: a well-meaning general cleaner using the wrong process can quietly void the certification on every panel in the building.

Scheduling Around the Business

Downtime is usually the real cost, not the cleaning. Onsite low-moisture methods let drapery be cleaned in place overnight or across a weekend, with rooms fully usable by the next business day. The practical alternative — taking panels away — means bare windows, lost privacy and a second visit to rehang. For multi-floor sites, working floor by floor after hours keeps disruption close to zero, and onsite steam cleaning is the method that makes that possible.

Do Not Forget the Blinds

Most commercial sites run a mix, with drapery in front-of-house spaces and functional blinds through open-plan areas. Blinds soil at least as fast, particularly verticals near entrances where they collect traffic film along their lower edges. Including commercial blinds cleaning in the same program avoids the awkward result of pristine boardroom drapes overlooking a grey, dust-streaked office floor.

Building a Program Worth Having

  • Audit every window treatment by location, fabric, size and any compliance requirement.
  • Set intervals by zone rather than applying one figure across the whole site.
  • Fix dates in the facilities calendar so cleaning is not deferred until it is visible.
  • Keep records of dates, methods and any fire retardant re-treatment.
  • Bundle blinds, drapery and multiple sites into one contract for better rates.
